Auction .com generally has 4 different scenarios for listed properties on their site.1) REO2) Trustee sale where auction.com is actually acting as the trustee3) Other foreclosure auctions where they are not involved at all....I've seen these more frequently in the last year here where all our foreclosure auctions are judicial, and done online thru the county clerk of court sites, using a third party platform (not auction.com).  

Know all the streets, how much properties are trading for, go to all the open houses, research what is going on in the local business market (local newspapers, online forums can help with this).3.

Large number of counties are even online now so would save you even more time. 

On line there are any number of free "project schedule" spreadsheets that you can download.Next time, use this to assign time frames to segments of work.Break down  the payment schedule and assign draws to phase completions and passing inspections.
