I would greatly appreciate any tips, recommendations, or cautionary tales you can share based on your own experiences.Specifically, I'm interested in learning about different creative financing methods, potential pitfalls to watch out for, and any legal or financial considerations that I should be aware of before proceeding. 

That's where rolling in other debt could really make the difference.

That being said, our market could be completely different than yours so I'm not sure that transfers to you.

That 5 years is coming up soon and Panamanian banks are struggling to provide a mortgage on the property due to the state of the economy (less inflation than the US, but also it's just not the US, so it's different).

There is absolutely no difference between using Propstream and your standard list.

Beware that 1) some lenders might not lend in Tulum because they deem it too risky given the oversupply situation and 2) other lenders won't lend if the purchase price is below $750k because you can't get title insurance in Tulum specifically.Finally, beware also that there's a huge difference between a lifestyle purchase and a (profitable) investment purchase, the latter being all about numbers.

The landlord and USPS are telling me two different things, and I'm just in the middle. 

The problem with PMBs (Private Mail Boxes) is if the company goes out of business or you wish to use a different option USPS doesn't allow you to forward your mail out of a PMB address.
