Do you have a Passion for Real Estate?
8 March 2012 | 26 replies
I knew from a young age I was destined to be different.I was the one always thinking outside the box to find creative ways to make things happen.Working a 9 to 5 job for the man would be literally like DEATH to me.When I got into real estate about 8 years ago my first broker said "Be passionate about what you do and help people first and the money will take care of itself".I do get satisfaction out of solving a really hard problem and being able to do what not many other people are able to do.That's why I love commercial real estate because of the complexity of it.On flipping properties I am debating that versus flipping businesses.I am a natural at taking an existing business and locating the problems and fixing them.

Problems with tenant BEFORE she moves in...HELP!!!!!

The toilet wont fill up- Maybe it would help if you turned on the little thing under the bottom of the tank. There is water leaking from the upstairs bathroom into the downstairs- Really how did that happen- we go over there and apparently someone pulled the hose that fills up the toilet tank out and so instead of going into the toilet tank the water was spraying from the bathroom into the downstairs damaging my drywall and floor..Then there was the call about there is no heat- I paid a heating guy who went out there midnight to check- Turns out they hadn't bought oil and the oil tank was empty- Thier responsbility.Long story short- I cant even remember all the stuff they called me for but trust me even my contractor was teed off with the amount of calls.

When somebody mentions using a 1031 exchange, I naturally assume they're looking to maximize their tax-deferred benefit, i.e., roll their entire gain into another like-investment.

http://www.marketwatch.com/story/double-digit-rent-hikes-are-on-the-way-2011-01-13A perfect storm is brewing for rents to rise. Some highlights:"Multifamily developers broke ground on just 114,000 units in the United States in 2010, a figure so low that it wouldn’t account for all the multifamily units lost last year to the wrecking ball or natural disasters."
