But they ARE your competition if trying to wholesale, unless it's a big flip.

CONTEXT-(30k in credit card debt, split between 4 cards, mostly in charged off status)(one vehicle loan that was charged off, is now caught up to current, not paid off, 50k original loan amount)(some card companies are contacting me trying to make a deal, so likely only have to pay 20k of debt off.

I am torn between out-of-state GA and in-state TRI-State STR BRRR or if its provides a pretty penny cash flow then LTR.

Since then I am trying to understand why restoration company have charged me this much .

Either way the cash flow SHOULD be favorable enough that I won't be trying to get out of the deal quickly, and buy-and-hold seems to be a pretty safe bet in Austin no matter what else happens to your property.
