Then once closed, come behind it with a HELOC to 90%...and get it all in place.Then try to avoid the VA loan and that 3 Points+  Multi user VA Funding Fee and look at doing a 95% No PMI purchase loan or 80/10/10 (90% Cltv) No PMI purchase loan on the next home.

In my opinion, the logical stepping stone from single family rentals is to move to a small multi family property (2-4 units).
