How long will it take to complete our return?

Hi, I am Canadian, and I am not a registered agent, but interested in seller finance, so my question is can I talk to sellers directly or I have to do this through an agent that represents me?

Initially I was planning to withdraw Roth IRA $ to invest. 

In contrast, I've been in deals that sandbagged on their projections and they start hitting proforma rents in month 1. 

@Jake Hughes A 1031 exchange is a great way to indefinitely defer all of the capital gains taxes, and gain access to that tax to use over time for your own benefit.

@Rud SevIt's really your CPA's job to walk you through your tax return.

However, if you ever want to replace that home, you'll have to move it off his lot.I would consider appraising the vacant land and trying to cut a deal that's fair.
