AirDNA showed a projected income of $22k/month on a property we helped finance, but when we got with the appraiser and showed them comps from the private listings, we got a 1007 with well over $35k/month, which was much more inline with what the property managers were seeing with similar, active properties.

There are plenty of hard money lenders who will finance 100% of your purchase price and 100% of the rehab if you buy at the right number.
