It was the mental leverage I needed to offer him the owner financing, with me paying him over time.  

They should be prescribed by a doctor or mental health professional; however, there are also websites that "sell" certificates/letters. 

The day we finalized the lease, I told my wife that I was mentally drained...then the next day, I told her I missed the thrill already!!

You don’t need to look at any schools but high schools When you have narrow down your areas that you want to concentrate on then go out and ride around these areas and look for good and bad of these neighbourhood  riding around and making mental notes are huge especially since potential buyers of your flip properties will do the same  .

When I moved to AZ, I brought that same mentality.  

Just a little mentally drained by the thought of, hey there's water right there.Deal Breakers- make sure your Water/Sewer needs are accounted for.  

Its that kind of mentality that make you all fail.

The only way I can think of to make it work is if she switches into a long-term asset mentality and can take on the negative cash flow for a while waiting on rents to go up and appreciation to kick in (as well as inflation benefits, etc.).

I don't see the house hacking mentality applied to commercial areas much. 

I considered renting prior to moving, 100% the most logical thing to do, but given how much we've moved in the past year, for our mental state we'd like to find a place where we can settle.
