Michael:Get use to the lack of transparency, most of the folks owning one of these smaller properties (even up to 10-12 units around here) are not business minded - they're civil servants, doctors, lawyers, employees at some IT firm, etc.

We might also look more closely at their credit report in such a case - if their score is low because of a medical bill from 6 years ago, or because they're a young college grad just starting a career and just don't have a lot of credit history, that's a very different scenario from someone who has 17 utility accounts in collections and a judgement from an apartment complex for skipping out on their last month's rent.
