It is interesting to me that a topic that so many claimed was obvious and straightforward has proven to have many different approaches and variables.

One of my rentals is in a college town that I rent to Medical students. 

We've never filed a claim on an umbrella policy.

Has anyone filed loss of use claims through your insurance for vacation rentals impacted by the Covid-19 situation?

I offered monthly pricing during the COVID-19 closings for monthly rentals to medical personnel.

Even if you understand all of that, frequently I've seen people, and their attorneys, who clearly don't have an interest in the property, claim that they do and are willing to go to court to prove it. 

I believe his words were something along the lines of, "Do not getting into a flip right now unless you are an expert" (he even claimed he did not know enough to do so).
