That would mean 1500 sq ft house, $30k for a kitchen and bathroom full gut then just new paint, floors, doors, trim, fixtures, etc.If you have to tear off and re-sheetrock a whole house, $30k probably won't cut it.Anything major like A/C, Roof, electrical, plumbing etc will add on top of that $20 per sq ft

Kitchens will need remodeled, eventually. 

They need a place with a kitchen, washer/dryer, cable/wifi, and a place to sleep and take a shower. 

I recently got stationed near my home town and have taken the opportunity to get my real estate license and prepare to transition out of the Marine Corps to full time RE agent/ Investor.

The house is two story home with laminate flooring all through the house except the bathrooms and kitchens, I have been taking a very good care of it without any scratches so my concern about renting it is if the floor gets damaged and I have to redo it all over before putting it back on the market along with do HVAC repairs (It is 12 years old system and running great but I am sure in the next few years will need some care in Texas heat).Currently, I live like 12 miles away from this house, Any thoughts would be appreciate it.

Spring time real estate always pics up so you want to build your pipeline 3-6 months ahead.

I think kitchens without the necessary equipment are a big issue.

I'm considering adding another full bath room and in unit laundry in current the kitchen area.
