So, even if we go with a number of $340,000 per unit he profited about  $288,000 + $40,000 for rental income = $328,000.Then we figured on our spreadsheet that in 10 years he would earn a total of something like $1.2 to $1.5 million including appreciation and rental income.The point to my story is to show that we (real estate investors) do the math over and over and over both before we purchase a property and we do it over and over after we close escrow.

I also have more capital to invest than my potential partner, and would be more comfortable investing in a larger property (and thereby more sense to use a property manager, but that's a different story).
