Website design is a special skill, and while the wording is important, the layout, links, segregation of the information (contact us, about us, specific content for which the site was intended) and then the new kink of supporting mobile devices (requires unique layout for phones vs tablets vs desktops) - - you should see - - is not a trivial task.A website needs:you need to buy a domain nameyou need a hosting solution (where will the site be located physically and who supplies the hardware and web server)the webpagesand then keeping the site current

Thank you @Robert G.Sure, it might take just a bit longer than a usual flip, since I live in Miami, but at least my holding costs are minimal, but if this is successful then I can lay out a better strategy.

Stop trying to go elephant hunting with a slingshot.The hospital I was born in is now a retirement home, much better suited to a hospital layout, there are higher and better uses of such a property than taking it to a residential use, the lowest yielding project for a large building unless it was a luxury joint.

Two said they would likely make an offer. (2 weeks have passed sine then)7 attended Agent's open house a week ago. 2 non-neighbors visited the public open house this past sunday.Feedback on the house:Positives: finishes, craftsmanship, neighborhood, large, priced rightNegatives: Funky layout (and I de-funked it quite a bit), high taxes (but awesome school district), Washer/dryer in garage (unusual here in the NE and no way to fix that with this house), low curb appeal (siding is unusual for around here and it's front is weird with the door coming into the "basement"), electric heat, no central A/CComments have been consistent in that the house is priced right, but the house just is not fit for them.I was hoping to get it under contract before we get into the HOT (no a/c) and SLOW months of July/Aug.Carrying costs are: $3,000/moShould I drop to 359k (or lower) or wait it out for it to get busy again in mid-September?

Both are fine in terms of egress, closet, etc. but it's a VERY small house & there's no practical way to change the layout.
