Most "end user" buyers around here are looking for a 3 bedroom, 2 bathroom, with ~1,800 square feet of living space, so I try to look for deals that already have 3 bedrooms, 2 bathrooms, and about 1,800 square feet of living space.To me I don't care if the house is 1,000 square feet or 6,000 square feet. 

Once the users marginal tax rate and the asset value decline so does it utility. 

And there's so many variables aside from just the water itself, like politics in multiple states, multiple potential failure points (Lake Mead/Hoover Dam, Lake Powell/Glen Canyon, etc), water rights of multiple competing stakeholders with often conflicting agendas (upper basin vs lower basin, farmers vs commercial non-farm users vs residential users, etc.) then there's the Department of the Interior which has ultimate authority over the Colorado River. 

It would be more attractive but  I don't think I am cheating my single bedroom apartment users without a washer dryer.

I have no idea how to find a general contractor, other than the obvious search of the internet.

And, you don't just read stuff on the internet and jump into some marketing strategy.Learn real estate before attempting to deal in real estate. :)
