I think if you are overly concerned about those obstacles, then you might consider talking to some of those turn-key investment groups, there are some good ones that find the deals, fix the property, and get the property management in place, so all you need to do is get the mortgage in place.

She begins to cry over the phone saying how she would want to keep the house that her mother lived in her whole life.

She has confidence in your ability to overcome obstacles that defy all logic.

I'm just curious for those that are just getting started in real estate investing, what do you feel is the most challenging obstacle in getting started? 

Your issue here was not having a partnership agreement which would preclude one partner from destroying the inherent reason for doing the partnership in the beginning.  

What a great forum this place is -if I save over $1200 / year on insurance - that pays for a PRO account on Bigger Pockets and then some -  I love being able to come in here and ask questions  - there is so much info floating around here, and so many experienced people to lean on  - I also try to do my best to help out anyone I can also when it comes to topics I am familiar with. 

Can we do anything with FHA in her name?

He gives great advice to people who have multiple debt sources and need to learn the fundamentals to simply get out.I don't believe Ally falls under this category because from her post we can infer that she:- Has savings- Creates positive net income every month- Has no other debt besides student loansIf the OP plans to buy a house at some point in her life, there is no better time to do it than now.
