I also noticed on the background check that she went through either multiple evictions or one very very long one (records go 2001-2007 from 2 different plaintiffs alternating) so that, plus her owing 2 years taxes gives me the impression that she might not be the thriftiest money handler, and maybe she’d be more receptive to a low offer, (such as paying the 2 yrs of taxes on it for her and paying her a few thousand cash).

What have you done that's impressive? 

My 12 month plan is to gather more than enough knowledge & impress a investor or 2.

I was under the impression that once it’s a multi-family property that there weren’t any 5% down loan options even if it was owner occupied.

I've looked at a few different options- Asana, Microsoft Projects and Trello but haven't been overly impressed with any of them (with limited research).

I was under the impression the two brothers were working on everything else equally.  

I remember as it was yesterday, when we were so impressed by the huge houses with the pool screens next to the canals in Cape Coral.

The impression ive been getting from the big time real estate people is that money is built upon existing property and navigating through various financial products is where the real advantage is.

If your goal is to stand out from the competition; the landscaping is your first impression.
