Buying out of state can be great for someone working a day job who lacks the time or interest to do the heavy lifting.

The market around here is very competitive which is why I put my offer in where I did.I already spent hundreds of hours reading and trying to learn as much as I can on the forum.

Unless you have those large, heavy lock boxes contractors sometimes use, do not leave tools on your work site.  

Now imagine if you were in a competitive bidding war for a property you would face similar waiting period whereas someone with their self-managed Solo 401k could write a check on the spot!

Prices are higher and competitive but there are good deals to buy! 

Many smaller condo complexes here with heavy Foreclosures got bought up by investors, filled up with section 8, and became police enforcement nightmares.  

If you can offer your house for prices comparable to the rents in local apartment communities, and have comparable amenities (pool excluded) I think you'd have a competitive advantage in that you are offering a house which gives more privacy.

Asking prices are bid up to a point where they are well above retail, and competition for properties with any equity is fierce.

You are also operating in a highly competitive market and many investors are looking for the same thing, a great flip opp in Brooklyn.

It’s very competitive here so it’s tough to get your foot in the door.
