It is my favorite way to invest and I do get properties with a good portion of equity from day 1. 

You can be good enough at REI that people will give you their money to invest with them giving you a cut of the profits, or wholesaling where you find a buyer to assume your contract before closing.

Good to know that i wasnt the only one... excitedly i closed my 2nd assignment deal since putting up this post.
