I predict if you don’t hang up the cleats and weather the storm, a lot of other STRs will drop like flies and everything will even out.

It's a smoking hot market with multiple offers- lots of cash flying around and commonly properties are purchased 10% - 20% above asking, as buyer get tired of making offers that are beat by other buyers.

Ideally, I would have most items ordered and delivered, and then I would fly out and make a big weekend of it to set everything up.

:-DI'm getting paperwork tomorrow, at which point I'll be looking into flying out to the property to assess it personally (and with an inspector, if I can time it right). 

If you only keep a look out for when planes crash you will be terrified to fly in a plane.Yes be aware and learn from the bad apples out there, but also be aware that bad occurrences don't make wholesaling bad.

@Russell Brazil  In addition not sure what my buyer was thinking.. the second the new buyer wanted to close if they wanted title insurance there is no way a decent title examiner would let that deed fly..   

Flies, dust and traffic.... those are what I would worry about if I were not a lifetime equestrian :)  If it is clean and well maintained...then it should not be too much of a concern...
