We went through 2 realtors and 3 contracts to finally close.

First consider if the properties used as comps are comps and second the actual sale price of those comps - the final opinion of value ought to be supported with those two things.

My contract says that due diligence starts after probate has been finalized.

Sometimes, depending on the state and/or the investor/lender, the minimum bid or the opening bid is lower than the reserve because, absent third party interest during the sale, that opening (and final bid) is the amount used to calculate the gross deficiency on the loan.

So after clear to close and final walk through I just have the job of keeping the client calm. 

After you have completed this checklist, do a final walk-through to ensure all items have been properly completed.
