Very happy with the final product and how my crew performed.

I have been reading every real estate book, listening to podcasts, and learning for years while telling myself I justed don't know enough, don't have enough saved, or have too much to lose to get out on the edge and take a chance in investing.

I also recommend  @J scott's book on estimating rehab costs.

Hi this awesome BP community,I had been interested in real estate since 2014, bought my first home in 2016.03 and got my California real estate agent license in 2018.05, have recently studied through many classical books regarding real estate, looking to get started in real estate investing!

Sometimes there are guest book registries and or comment sections with relative or friends.  

If you have to do all the work the seller is going to pay.Poor book keeping, rents below market, definatly a opportunity to take advantage of the seller.

Just remember reading a book you purchased from an author who is an investor might have some great ideas in it but they are selling that book and there is a lot of free information out there. 

Unless you have verifiable proof that the neighborhood is moving upward, this is a loser all day long, in my book.

The investing education available here on BP and in good books will give you all the preparation you need in my opinion.
