is this definitely a rule? If you have other mortgages and you want to purchase another using a fha loan the home your living in must have 25% equity in order to use the loan?The previous mortgages are NOT fha ..this ...

Darren I look for bigger hits.... if I am going to own the asset.. so value add is what I look for or ground up construction that gives me a COC return of 100% or better per year .. then paper for that nice consistent cash flow I have not one bit of interest in non performing been there done that a lifetime ago.. too much drama..

pros/consyes, no annual fees, high percent cash back. my friends that travel lots, have 1 with annual fee, but say they have free checked bags and no international exchange fees. another friend has a homedpt card, and they get deals in the mail, they are there a few times a month.i have 3, i max out the cash backs

So, with the right down payment, it's possible to get a home again relatively quickly depending on the circumstances of the shortsale.Conventional is now 2 years after a shortsale, but requires some sort of extenuating circumstances and 20 percent down.
