Planning on an area turning around is gambling not investing.

Something recently shifted with our new business and in order for it to avoid any appearance of being illegal gambling, we need to prove the business has $300k (which will not be spent, it will just sit in an account to prove its existence).

But this is why my clients pay me to do this....so they have more time to do the things they prefer to spend their time on.I have found some tools along the way that helps improve the efficiency of my process but it is still a step-by-step process that has to be done manually for each booking.For those of you who are not quite ready to take the leap to start using reservation management software, I'd like to take a little side trip to mention a couple of my favorite tools that I've found to help maximize the manual process:Boomerang for Gmail - a tool that allows you to create an email to be sent later at a scheduled time.

KSl is my favorite way to screen tenants because the application is the same for everyone and gives me permission to call and verify anything on the application.

If you don't know the market you are trying to get into you shouldn't gamble it.

I'll continue my learning and saving and not gamble with the gift.

Some of my favorite habits include listening to a podcast once a week and one motivational youtube/Ted talk video once a day.

Meeting with sellers and making offers is actually my favorite part of this whole business.
