I have seen many deals fall apart or be countered in underwriting because of occupancy.

For rodents, if the landlord is not maintaining the property in a reasonable manner that allows rodent entry, it falls back on the landlord.

They will alter the policy as needed, but I would recommend adding sufficient premise liability insurance in case there is a fall or something.
