The 1031 exchange is extremely fragile to give-backs and things that put money in your hands.  

Could be deal finding, cold calling, organization, picking stuff up at Home Depot, etc. whatever it is do it well and use it to open doors.

I credit these forums to helping me navigate my time thus far as an investor. we have some extremely active heavy hitters around us in the DMV area who are not afraid to share their knowledge.

If the garage is attached, is it creating cold spots in the conditioned areas surrounding it?

They will approve houses there but because of issues they are extremely strict (to the point of being excessive) its one of the 3 highest crime streets in the entire zip.
