Usually this low score indicates one or a combination of things which can include:- late pays (If you see a sporadic pattern of late pays in different time periods in the last two years and the applicant cannot give you an explanation why, he is a risk.

The restraining order would be of more concern to me than the misdemeanor, and would require an corroborated explanation, but neither would likely disqualify their eligibility for tenancy on their own.Here in Canada, if the misdemeanor occurred while the applicant was a minor, it would not show in a criminal background check.

Your explanation has been the most thorough I have come across, but I like the idea of scanning each receipt in and attaching it to the bill through Buildium or the rent check for each deposit so I can go back and pull it up.I used QB Online for a number of years and miss some of the reporting features of it over Buildium.
