Rent does seem to have lag time catching up to home prices in the selling market, because a bid war can increase the selling price with a phone call, while a landlord has to wait until lease expirations to increase rent. 

I have an upcoming expiration of a 1yr lease in one of my properties.

This overlaps with my lease by a week after expiration.

If the lease is expired check california law on if you can just give notice to vacate.

However, the expiration of the federal eviction moratorium at the end of July raises the question of whether evictions are imminent.
