I've heard similar fears and predictions for over 15 years...including the global recession almost 10 years ago, yet all the while living here, I've experienced quite the opposite.   

I live in the Buffalo, Ny area and I've been looking around at every online website I know of to find different properties, then I go to CL compare the average renting costs in that area.

@Kenneth LaVoie I know what you mean by the term "the itch to buy a VRBO'able vacation condo"....as my husband & I have experienced the same thing!

I mean you can get private HML at 9% apr is your experienced and banks are at 6 to 7 for their best clients.. even if you can get them to fund flips which for most is a none starter at least in our market.

Avail used to Rentalutions.com but it's an online management system that allows me to draft up leases, collect rent payments, post listings and communicate with the tenants.

You shouldn't accept separate payments, especially if it is an online service where people can all sign in and pay individually.

I agree with @Matt Shields that most real estate professionals value a referral or online review like gold.
