@Levi Brackman, I understand what you are saying, but in practice I don't see the applicability to it, particularly with a flip, since most of appreciation generated is going to be driven by the investor: their ability to find a deal at the best possible price and their ability to execute on the renovation within budget.

Our plan is to redo and live in part and then separate the others into 2 executive rentals which we already have a contract that would be filled from my husband's company at 2000 a month and 3 houses that could be rented out.

Additionally- they would have to demonstrate such a claim.If I was in a market which was "pro-landlord" and did not have every branch of my government: legislative, executive and judicial, looking to impair my business, then perhaps I would do things differently.But one thing is for sure, if I did operate in such "landlord friendly" market I would not presume to tell a fellow, successful, landlord in a more restrictive market how to conduct himself.

Justing R and Andrea D, you articulated much better than I could have.I only add that many inequities in home ownership were not market driven but executive boardroom driven; redlining was commonplace for generations.
