I look at it a a hobby and something that will provide me a valuable product compared to any other hobbies.

The 4k I save could go in to those systems; but saving to produce a subpar product is not something I am willing to do; you've got a good point the more seasoning I have the better deal I can negotiate on both ends.

There are a very few important points that I would add that are essential and, as I fine tune these aspects I can see my first lease to own option coming:Filtering: Buyer needs to be vigorously qualified over the phone and then underwritten for his or her ability to qualify for a mortgage on all important points for the geographic area that he/she is looking to do rent to own. i.e.

There aren't too many banks that offer this product, and now even one of the banks I have a PLOC with no longer offers it.

That and having a plan is essential in my mind.

In addition, our properties are going to be made "purpose-built," a finished product thats specifically designed to attract today's college students with amenities that appeal to that demographic.
