If you put in your lease that they have to let you in for inspections with 24 hours notice you should be fine and it's enforceable.

Being fair but also enforcing the rules will result in most people (tenants and others) being respectful and not breaking the rules.

@Damon WongYou can have any property owned by an LLC from any state.However the issue is when you need to do anything in the property state like filing an eviction, contest a code enforcement action, pay state taxes, etc you will quickly learn that you can’t as your foreign LLC won’t be recognized by that state.

If you like stressing over crime, evictions, non-payments, financial and code-enforcement issues, go ahead.

First thing is to call your municipality's building/code enforcement office to see if this was disclosed on the builder's site plan and if it is within code.

I include a late fee on my leases but give enough free passes that it probably isn't enforceable.

A verbal offer is void at its inception and not enforceable, so get a written offer together, attach your pre-approval letter and a check for earnest money.
