Residential/ Commercial, Flip, Buy/Hold, Transaction Money....?

I am in Real Estate school so I will be getting access in under a month but need something temporary to hold me through.

I'll be using about 30k from 401k and am looking to purchase buy and hold multi unit properties at $100K or less in Nevada, St.

With a small, local bank still holding a mortgage and now an REO, you might have a shot, but these are so rare that they're not worth the trouble to try to find. 

I'm planing on using the profit from flips for down payments on buy and hold rentals.

The situation: Recently moved back to where I was born and raised (Vallejo, CA/Bay Area) and after several interviews I'm needing to decide between a few job offers:1-Enterprise Rent-A-Car (Mgmt Trainee)2-Sequoia Equities (Apt Leasing Consultant)3-Redfin (Sales support)The dilemma: I do have an interest in REI, would love to be able to coordinate some flips as well as delve into buy and hold Multifamily opportunities (which is where prop mgmt comes into play).

For banking purposes (holding money) I don't think it matters.

So, do you put it under contract at the ask price or most aggressive offer, then see if the deal holds up, or build your model, offer on that (likely get rejected, countered, etc.) and keep going until someone accepts?

Long term goal is to buy and hold multi-family.

Many people are looking for buy and hold rentals.
