@Nathan BarilkaI echo the thoughts of others in this thread - I would be careful with investing in the late stages of life.Furthermore depending on her age, if she hasn't invested in real estate in the past - it may be difficult for her to get started/accustomed to real estate investment.

It certainly aided me and I didn't mind paying lots (thousands of dollars in mistakes) of tuition before seeking to be a steward of others' capital.Also, be careful who you listen to at this stage in the cycle.

@Ray Realdine - Once you get to the plumbing stage, I've got a very reliable plumber who can install, fix, and engineer almost anything.

The plan was to pay my contractor in stages over four phases of the project until it was complete and here is where my question comes up.

I've talked to dozens of MHP investors who are in various stages of doing the same thing with respect to MHP database development. 

Does anyone in northwest NJ stage their flips prior to listing?

At this early stage (not even begun yet) I want to avoid the pressure/anxiety of having to worry about making any type of rental payments if my LO tenant buyer can't pay.
