Garages are on the ground floor; but have not been used in decades.I have a 12 unit just a few miles away, so PM is easy once some of the inherited tenants are out-at least half or more would have to go.BP community; would you take this on or let it die?

@Kyle Jiron Just curious on your message above for action plan / investing plan ,  your phrasing made that sound like more of a solid thing or were you just referring to generalities ?

T.V makes it look easy but it's far from it.

Assuming when you say "income requirement" you're referring to something along the lines of "Minimum income 3x rent" and not "No Section 8 income allowed" which could be considered a Fair Housing violation in some state jurisdictions (including yours) based on source of income. 

That’s such an easy fix, just wait till it breaks.  

Because it is easy to know he was there and he can easily loose his license over this.  

I always suggest starting with multifamily, due to it being easy to later purchase a SFR using FHA or low down payment conventional options. 

These are usually fairly easy to obtain. 

My personal opinion is that it’s easy to get bored or distracted and jump from one form of investing to another without makIng much real progress.As a property manager, your network should provide you a lot of opportunities to solve other investors problems.
