Most reputable manufacturers can not deliver you a building until 2022 if you ordered it this month.

This could be the difference between a leak causing hundreds in damage vs thousands in my tenant(s) have multiple ways to et help ASAP.It's always nice to include menus from local restaurants as well, especially those that do take out/deliver (when picking up menus they may have coupons to add too!).

I recently got into owning a STR after managing some (sounds ack basswards I know) and I have found the hospitals to be the best driver of my returns that I could ask for!

Sounds like you are a problem solver and will do well.We negotiated for our pine to be paid in road work in lieu of cash.Amazing the cost at the store for lumber while the price to the land owner for the trees has barely moved.Yup our delivered log prices are DOWN in Oregon WA not up.. someone in the middle is making a freaking killing on Lumber its not the log owner thats for sure. 

I would also require the current tenants to sign a month-to-month lease before closing or have the units delivered vacant at closing.

A local SC sheriff or Constable will then deliver it to the tenant.

Otherwise, drive for dollars, ask landscaping companies, UPS/USPS/FedEx drivers, etc.

Even the variety driver bits (i.e. phillips, torx, etc) will jump and strip out.
