I’m sure it becomes much more complex beyond that point, however for my specific business plan, this was amazing news to hear.

That said, there are some tools available to you where you can bring a certain level of automation to that rental management process (ie. automatically syndicating a single listing to 10+ major listing sites, thorough tenant screening with full background checks, digital lease creation, automated online rent collection, and maintenance tracking).

I always sign cause its just easy to do digitally so never questioned it.

Have you considered that HML loans also have fees and double digit interest rates? 

That might be much better cash flow if legal in your community and HOA ...The best news - you are thinking about this and asking all the right questions.
