For me, it generally boils down to the IRR of the project -- if the IRR is higher by flipping, that's what I'll do; if the IRR is higher by holding, that's what I'll do.That said, things like cash flow, cash available, location of the property, condition of the property, age of the property, difficulty in renting/selling the property, etc, will often play a smaller role in determining exactly what I would do.
