Over the phone I find it difficult to differentiate me from the people only looking to make a quick buck because some Youtube Personality says they can do it with 5 simple steps. 

I'm looking to BRRR with as little down as possible but I'm concerned about the "seasoning" period lasting at least a year and slowing me down from getting deal number two.Maybe I'm getting ahead of my self and but it's difficult not to look beyond the first buy! 

While this is not a prohibition on getting a new loan it will make it more difficult if the second loan is FHA, and the reason his advice it so spot on is the transaction will go so much better if you start with FHA and do VA second.

This is more difficult if you have full time employment.The court clerk who has to pull the file for you is going to need the decedents name and case number.San Francisco and Sacramento counties are the only two counties that I know of that have probate information online. 

Or anything else you'd like to know - I tell my clients "I can tell you what time it is or how the watch is built" ... basically I'll tell you as much or as little as you'd like to learn - and your agent should do the same! 

My experience with FHA was pretty difficult to get through but they do exactly what they say.

Initially it was difficult to find good tenants - people were still loosing jobs in Phoenix at the time of purchase.

I'm also considering SFH but those are extremely difficult to find turnkey and a good price for the math above for optimal net profit.
