Do you have any suggestions on how I can add value to an investor other than performing a very detailed inspection? 

That's fine...I'm just saying there is a fine balance between diving in head first...but also analysis paralysis.

It's good that your narrowed down your focus and now you need to narrow down your market.You've already had some great advice on this thread but before you get lost in the "weeds" and all the details, which isn't bad, I would suggest you attend some local REI meetups in your area.

How much money/return you could get, but they never talk about visually analyzing the deal.What I mean by this is looking at the property, and the area around it, and letting that factor into your overall analysis.

It's no different than BRRR detailed on  the BP forums.
