My 2016 resolution is to have a property bought and rented in the next few months.I have realized that my financial situation is not so uncommon and I can overcome any obstacles in my way with help from all of you.  

Had a 3 car detached, was built in 1850, front 2 units had gas and water paid by landlord.

The primary obstacle I have faced over the last few years is securing adequate financing for deals.  

Current Balance: 85K...probably worth about 110KProperty#3 (2 Detached SFHs on one lot): Paid Off ; Collect $1,650 in combined rent...probably worth about 120KProperty#4 (Primary Residence): Original Mortgage: 155K @ 4.375 for 28 years.

A fully remodeled 4 bedroom single family house, a fully renovated carriage house out back and a detached 2 car garage.

Here is the best one I've found.It's a 3 bed 1 bath 2 car detached in a decent neighborhood.

Because of my age and that I don't have a high paying salaried job [I work two part time hourly jobs and have little track record with taxes to show a bank], the big obstacle I am facing is getting a mortgage to leverage OPM which I know is one of powers of REI.Do you think this might be a time where paying all cash for an investment is appropriate?

Going out of state is an option, but being a long distance landlord has its obstacles and difficulties.

There were so many obstacles I had to overcome just in today's negotiation.
