It's a major project and we are taking down walls/moving air vents and pulling up the flooring.

@Alex Nelson I'm a big fan of getting the basics down on a local project and then seeing where your interests are at.

As a counter argument, depending on the scope of the project, it may make sense for economies of scale to have everyone out at once.  

You can concurrently run your renovation project whilst looking for suitable conventional financing.

I have been interviewing GC's, getting references from them, examples of projects they have completed, and anaylizing if they are "investor friendly".

I learned from other investors that they will rarely refer contractors as it takes time away from their projects.

But every reno project I've ever done has a list of "I wish I'd have done that different" items.
