I cut a few corners by not replacing window trim etc but the rest of my flip is all new items. 

Looking for an 800k sale: if that is a push, don't cut corners.  

She pointed out this design problem in the living room: there was a wood burning stove in the corner of the living room at one point which has since been removed but the flue is still there sticking out of the wall and the whole corner is tiled.

We really feel backed in a corner & unable to move forward with our RE plans.

That buyer pool is very unforgiving if you try to cut corners.

@J Scott, Realtor had an ARV of 162,000, my analysis was 150k, worst case scenario is a similar house just sold around the corner with a lower level of trim at 129,000.  

The foundation is good though house shows some sinking, like the floor sloping in one corner of the room.
