Make an offer with numbers you can support.

Put in a new support wall outside, new roof, fixed walk around porch, new HVAC system, 2 new bathrooms done in the historic style in one and not in the other, new water line,  new floors, fixed wall that was fallen 6 inches from second story to foundation, replaced termite damaged foundation beams, paint and cosmetic stuff, all new plumbing, lots more.

Be prepared to pay a big price for an audit on short notice to support the financing of your commercial real estate purchase.

** It's worth saying, I strongly believe in and support Fair Housing regulations and what they stand for.

Having said that, I can assure you that maintaining contractor relationships, scheduling the work, overseeing the work - is killer time consuming and is definitely a loss leader for your PM.  

If you ever file a Small Claims Lawsuit, Eviction, or response to a municipal complaint, documentation that is dated/timed is accepted (and expected) to support your position.It's only a waste of time until you need it. 

Some states have strict consumer protection laws regarding contractors.

Supportive beams would be a bonus but not completely necessary because we already own free standing aerial rigs.
