Just bought a multi-family property and have a tenant group paying $300-400 below market with a dead-basic 1 page written lease about to expire but claim to have a 12 month verbal lease extension with the previous owner at same price...Rents are low (about $1450, should be 1750-1850) and I want to raise them but they (and seller) claim they agreed to another 12 months, which is supposed to start in about a week.For emphasis, there is nothing in writing regarding an extension.Furthermore, none of them were screened by the seller (I think they'd agree to a background check).I want to do some repairs including painting and remodeling if they agree to an increase, but don't feel it's justified at the low price they are currently paying.Your thoughts are appreciated!

We had to ask for 2 extensions to close even though the loan was approved and were treated very poorly.

As an agent, I almost never give an extension without knowing exactly whats going on.

@Derrick Wilson I cannot say that we got a good faith estimate outside of the loan disclosure and the video that he provided us with an extensive break down of the closing costs, interest rate, fees, down payment, etc.

I was planning on buying a house at the end of the lease if I could but if I have to rent again I can't have an eviction an expect to be able to get another place to rent.LEASE BREAK FEEResident shall be liable to Agent for a lease break fee plus for the repayment of any Lease concessions if for any reasonprior to the end of the Lease Term, any extension, or renewal, Resident vacates the Premises for any reason without fullyperforming all Lease covenants including Resident's covenant to pay all rent due under the Lease (hereinafter "LeaseBreak Event").

The house would need pretty extensive upgrades - I would need to replace entire HVAC system (including converting from oil heat to gas) and it would most likely need roof and siding.
