I don't want to be on the hook for grandma's worsening condition because she fell and broke her hip on the porch going to give my tenant his rent check.And I figure the insurance company is going to work a little harder on the case if its an extra half a mil than just one mil.

Not a lawyer, but I would assume there could be legal issues if I went in there working, turning it over while they still had rights to be there, especially if they were paying utilities through the 30th.

If it was in good physical condition, then probably:The loan payment was just too high relative to where market rents are, and they had no reserves.
