At one point (not sure if it is still in play), complexes that had more than 30% that were rentals were not eligible for these programs.Once these complexes were no longer eligible to meet these requirements these units sat longer and even lost value.

If you buy 2 multi's with the money, you can trade them up for a small apartment complex after 3 years by reinvesting the cashflow, appreciation and equity paydown.

And once you get up to 6 or so, trade them in a 1031 for a small apartment complex, and then trade that up for a large one after 2-3 years.

To me, any prolonged vacancy will cost me money that I can't afford.Third, I lived in a complex with cheapo owners, and one year they have to collect a special assessment to keep the utilities on, because they were months behind.
