@Anthony Wick if you understand and follow your city/state laws, keep your properties in good repair, and are honest and communicative with your tenants, I truly believe you will avoid 99% of any lawsuits.

@Adrienne Green @Chris John your written criteria can include a section on “demeanor and quality of communication/interaction during the application process” Perfectly legitimate to rank a group that is tough to deal with (kids or no) as less qualified.

Decent process, though their written rules (e.g. 30 day close or earnest money in 48 hrs) is not what actually happens each time (15 day close and about a week to EMD) and communication not the smoothest.
