A learning experience.Want to share something that has recently happened.We closed on a home recently that had a tenant in place.During due diligence we asked for lease ledgers, copies of leases.Everything looked good, and during walkthrough of property talked with tenants, they let us know that they wanted to stay with the property which was great.During escrow period our buyers and us were asked not to communicate with tenants until after closing about change in property management or anything about transaction.

If you have funds and have communicated with the firm (after you’re the closed, winning bidder they’re usually happy to take your call), you can technically pay at any point that is convenient to them and you prior to that date and I know they have moved dates back in some circumstances before but don’t count on that.

I notified my realtor about this and she expressed three concerns: (1) if I list her info in the letter, it could be construed as her soliciting another agent's client; (2) my communicating with the seller directly complicates my current agreement with my agent (she used the analogy of me hiring an attorney and then communicating with the other party directly instead of through the attorney); and (3) I may inadvertently do or say things that could be construed as practicing real estate without a license.Thoughts?
