The very next day I get a call from Codes & Compliance stating that they recieved a complaint and was at the property and only thing I need to secure baseboard heater in the bedroom ( clearly they broke it or knocked it off the wall, it was secured when they moved in).

Reminds me of that show Flip Men.They bought a house totally destroyed from the inside out by cat piss.They had to gut the whole floor and walls and primer everything.

If the land scape was changed then it would be the owner / contractors responsibility to make sure everything would be safe.It might be best to sink a few thick walled pipes with some concrete to protect the meter.Don't forget to call “811” 72 hours before digging or sinking anything into the ground.

Last week my tenant called me saying that the toilet malfunctioned and as a result it leaked water for 2 hours approximately and cause a big flood into the closet, master bed, hallway and one of the guest beds (water came thru the wall).

I would probably piggy back some on Peter's idea and cite the lack of basic building knowledge some tenants have,  with interesting examples like....pulling out a dryer to get a lost quarter but disconnecting the vent inside the wall to then vent moist air into the framing causing expensive (thousands) rot repair.putting a tarp on junk (literally) but slanting the tarp angle right into the siding in rainy season (rotting your new siding--but preserving their worn out tires).attachments to clutter, rusty junk, semi-operational cars and illogical desire to retain said junk and debris.I sort of also fall back on the divide between some of the personal management skills of landlords and tenants (realizing it may be why they are tenants, for example).
