It seems to me if I am in my 50-60's and just starting to invest, I will not be able to truly reap the rewards of the potential cash flow and equity from a buy &hold strategy for 2-4 unit buildings.

.- build front porch + railing + paint- tile upstairs bathroom, install vanity and fixtures- tile downstairs bathroom, finish creating shower enclosure- tile kitchen backsplash, finish putting in cabinets- tile kitchen and basement floors + steps- stain hardwood floors (already sanded ready to go)- install crown molding throughout- install various baseboards, railings, etc- paint entire interior- rewire one conduit (was in a closet we ripped out, so now it needs to be relocated to a nearby wall)- fix fences and stain back deck- landscape front and back of propertyThis project needs to be finished quickly so someone who can get to work this week would be ideal.

I mean, It's so bloody cheap and so close to Downtown it just makes me wonder.I bought a condo for S@#$'s and giggles right up the hill with uninterrupted views on Downtown Cinci and Kentucky.I love thew condo as I'm only within a quick drive to Downtown.Thanks again and your guidance is much appreciated

Since I don't think the property would qualify for 203b financing, am I able to get a 203k loan and finance whatever work is required to bring the property up to FHA minimum standards (drywall, spackle, sanding, painting and small area requiring less than a sheet of drywall)?

They add on with threats of suing you for even more $$ with the hopes you think its best to let it go and "cut your losses".If what you stated is true.... and have the documentation to back it up, I'd tell her to pound sand and "I'll see you in court".....
